COMMENTS

DEVELOPMENT PROPOSAL

The applicant is asking for a variance to the height limit of the M2 zone in order to allow for a pre-engineered vertical storage system for use of their business. Given that the storage system is pre-engineered, the applicants are unable to reduce the height. The proposed height of the structure is 13.1 meters, which would include an overhead sprinkler system. This proposal is 1.1 m taller than what is currently permitted under the M2 zone.

Contextually, the existing structure is approximately 6 m tall and the storage structure will be located approximately 60 m back from the street frontage of Station Avenue, placing it in the middle of the property. The applicants have provided an elevation rendering (Appendix A) and a site plan (Appendix B) to help demonstrate their proposal.

Council should note that the height variance would only apply to the new structure, not to any other portion of the site.

Should Council choose to proceed with issuing this variance, the applicant will be required to apply for a form and character development permit which will be reviewed and issued by the Director of Planning.
