Subject: FW: Input on Zoning Amendment to 939 Walfred Road

I am in touch today regarding the outcome of the PZAH Committee meeting held 28 January, 2019.
Please recall that we met you on January 16 at City Hall to ask questions about the rezoning and development of 939 Walfred Road.

As you advised us to do, we submitted a list of brief points to you, expressing our concerns, which you stated you would include in “the file” on 939 Walfred--as we had planned to be out of town on the date of the 28th January PZAH Committee meeting.

Our neighbour, , who attended that meeting, reported the Committee stated they did not have a copy of our email to you nor the list of points we attached to it. The Committee permitted our neighbour to read aloud our list of points, and then asked him for his copy for the Committee’s file.

We are confused as to why our concerns, listed in single page point form at your request, were not made available in the Zoning Amendment File for the PZAH Committee to review. Also, we were expecting you to send us a copy of the report to the Committee on Z18-0016 which was available to the public Friday 25 January.

Would you please give us an update on the status of File Z18-0016?

Sincerely,

Input on Zoning Amendment to 939 Walfred Road (original email)

Thank you for your discussion and information when we met at Langford City Hall last Thursday afternoon, January 16, 2019.

First, per your suggestion, we have attached a single page list of points which we ask that you include in the file for all discussions/reviews by City of Langford committees and Council during the process toward final approval of the Zoning Amendment for 939 Walfred.

Secondly, as discussed please email us a copy of the document being presented to the PZAH committee.

Thank you for your assistance with these matters.

Sincerely,

T

Attachment / Submission: Requests re: Zoning of 939 Walfred Road

After having witnessed intense development of housing along Walfred Road over the past 10 years, we as property owners at :

  • A barrier structure be erected along the shared property line of 939 and 943 to reduce noise and dust/debris before clearing and blasting

  • A privacy fence be built along the shared property line of 939 and 943 after clearing and blasting

  • Arborist consultation to advise the developer how to best preserve the tall trees growing on neighbouring property 943

  • Restrict noise (from falling of trees, clearing of soil and rock, rock crushing, blasting, hauling, construction, industrial vehicular traffic) from 7 am to 5 pm weekdays only

  • Use of water to spray down and minimize dust clouds on dry weather days while clearing the property

  • Assessment by an independent company of the structures on 943 Walfred prior to commencement of blasting

  • Parking space for 2 cars per household, in addition to the garage, to address the reality that homeowners with small land properties must use their garage as a storage/utilitarian workspace; as well as visitor parking spaces for each row of homes.
