## Staff Report (Engineering) - Realignment of Claude Road South

### Date:
January 22, 2018

### Department:
Engineering

### Subject:
Realignment of Claude Road South

### Background

Source pages: 35–37

## Background

DB Services is currently constructing Danbrook One, an 11 Storey residential building at 2766 Claude Road on the west side of Claude Road one block north of Goldstream Avenue.

The purpose of this report is to seek Council direction with respect to proposed frontage improvements along the east side of Claude Road.

### Commentary

## Commentary

DB Services is obligated to complete frontage improvements along the frontage of the new Danbrook One building. Their frontage improvements will include a sidewalk and landscaping as well as any necessary streetlight improvements.

The land immediately across the road from the Danbrook One site is a City owned surface parking lot. The land immediately south of the City owned parking lot is an existing shopping mall (Westbrook Mall). Typically the City would work with land owners at the time of rezoning to obtain frontage improvements along the landowner’s frontage. In the case of the Westbrook Mall property at 2777 Claude there are no current rezoning applications in the work so no trigger for frontage improvements.

DB Services is proposing that the City use General Amenity Reserve funds obtained during the rezoning of Danbrook One to improve the frontage on the east side of Claude Road as shown in the drawing below. The improvements would include additional angled parking to mimic the look of the street immediately north of this location.

### Financial Implications

## Financial Implications

Westbrook Consulting Ltd. has completed a design and cost estimate for the proposed frontage improvements. The construction costs are estimated at $69,200 with an additional $17,300 in engineering and contingency costs for a total estimated cost of $86,500.

It is proposed that the frontage improvement costs would be paid from the City’s General Amenity Reserve funds. The City obtained $44,600 in General Amenity Reserve funds at the time that Danbrook One was rezoned.
