Re: File - Development Variance Permit No. DVP16-0001 (2781 Strathmore Rd)
Being the owner of one of the west facing units in the condo building 844 Goldstream Avenue (C8 in the site map), I oppose to the proposal to reduce the rear yard setback from the required 7.7m to 2.7m for the building and to 2m for the balconies;
As a resident of Langford, I feel very proud to be living in one of the fastest growing city in BC, a city that's very progressive and welcoming to urban community living. The City Bylaw design guidelines cover areas concerning community harmony including to allow light penetration to the street, compatibility of design between buildings, and recognition of the interrelationship of land uses, etc. I believe the Planning Department has considered all concerns of the community when setting the guidelines.
However, the proposed variance is directly affecting the interest and the benefits of those west facing units at 844 Goldstream Avenue as those units have not got other window openings, therefore:
- light penetration to the bedrooms, living room and the balcony will be blocked or affected.
- privacy to the residents of those units will be affected at all times, or else window blinds/screening will be required to be closed at all times to obtain privacy at their own home 24/7.
- open views of the surrounding areas will also be affected.
- sound mitigation is also a concern as it is easily transferred through open windows, so community conflicts will become a concern between two strata buildings.
- The proposed reduction of the rear yard setback does not reflect a healthy development for a nice and well-planned community. The current proposal has affected my impression on the developer, the decision will sure affect my impression of the City, on how caring is the City to build a harmonious and healthy community for the people of Langford.
I support and understand urban community living, and I know my voice might be insignificant, but I hope the City and the Developer will seriously reconsider other alternatives, and to protect the benefits and the interest of others while making a living! "Treat others as you would want them to treat you!"
Yours sincerely,
