To whom it may concern

I oppose the proposal to rezone the RR2 property at 3483 Happy Valley Rd to RT-1 (Townhomes) as
presented , and would like to suggest an alternative.

I would support a revised development plan for the property with a mix of about 8 Single Family
dwellings on the east side of the property and approximately 16 Townhomes to the west side
nearest Happy Valley Road. My reasoning for mixed SFD and Townhomes is that the current
surrounding development called Katies Pond reflect that land use as do others.
Townhomes are most often placed near Happy Valley Road.

I also suggest that the large home on the property be moved to another location.
It will no longer fit the character of the neighbourhood. Having It surrounded by townhomes is not
 appropriate.
This would also result in the addition of about 4 townhomes, helping the economic viability of the
 development.

Thank you in advance for considering this revised proposal.

Good morning Jim,

Thank you for your email in regards to the rezoning application for 3483 Happy Valley Road.
Although you have likely by now received a notice from our office indicating that this application will
be reviewed by Council’s Planning Zoning and Affordable Housing Committee on January 18th, I
expect that this application will be held over to a future committee meeting as the applicant
continues to refine the plan of development.

I am forwarding your concerns regarding traffic, and signalization to the City’s Engineer, and I am
forwarding your concerns about engine brakes to the City’s Manager of Community Safety and
 Municipal Enforcement.

Message:
In reference to the re-zoning application for 3483 Happy valley road. I am against this
application. We purchased 1061 Braeburn in July 2014. We were mislead by the developer
that ours was the last house in Katie's pond. In Sept of 2014 MCCormick meadows started.
Ever since there has been a steady flow of speeders, construction trucks driving over my
lawn. ( Rohan Rupf stated they would fix lawn. Never happened.). This developer is
constantly misleading perspective home purchasers in order to grow their business. The last
thing we need is another 28 town home units jammed into an area that should have 15
maximum. Can the City of Langford think of the future and slow down the development and
concentrate on traffic congestion and ensuring builders such as Key Corp and their subs to
build proper housing. I am unable to attend this meeting and I am also certain they will be
approved as this is just a formality. Very disappointed I moved to Langford.
